Propular provides analytics and insights about UK residential property markets, compiled from public and licensed datasets. The Service is provided for general information and research purposes only. It is not financial, investment, tax, legal or property advice, and it is not a recommendation to buy, sell, let, mortgage or otherwise transact in any property.

Estimates such as the Investment Score, yield, rental value and price growth are informational estimates and may differ materially from actual outcomes.

4. Acceptable use

You must not: (a) copy, scrape or bulk-extract data from the Service; (b) resell, sublicense or make the Service available to third parties; (c) attempt to reverse-engineer, disrupt or gain unauthorised access to the Service; or (d) use the Service in breach of applicable UK law.

5. Plans, payments and refunds

Free plan usage is subject to fair-use limits shown on the Service. Paid plans (when available) will be billed in advance in accordance with the pricing shown at the point of purchase. Statutory consumer rights under UK law, including any right to cancel a digital service under the Consumer Contracts Regulations 2013, are unaffected by these Terms. 6. Intellectual property

All content, software, scoring methodology and branding within the Service (excluding underlying third-party public datasets) is owned by Propular or its licensors. You are granted a limited, revocable, non-exclusive licence to use the Service for your own personal or internal business research.

7. Third-party data

The Service incorporates data from third parties including HM Land Registry, the Office for National Statistics, the Environment Agency, UK Police and others. Such data is provided under the Open Government Licence or equivalent terms and remains the property of the respective owners.

8. Disclaimer and liability

To the maximum extent permitted by law, the Service is provided "as is" without warranties of any kind. We do not exclude or limit liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded under English law. Subject to that, our total aggregate liability arising out of or in connection with the Service is limited to the greater of (a) £100 and (b) the fees paid by you to Propular in the 12 months preceding the claim.

9. Termination

You may stop using the Service at any time. We may suspend or terminate your access if you breach these Terms or if we withdraw the Service.

10. Changes to these Terms

We may update these Terms from time to time. Material changes will be notified via the Service or by email. Continued use of the Service after changes take effect constitutes acceptance.

11. Governing law and jurisdiction

These Terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute.
